The Canopies is a waterfront residential project developed by Aldar Properties on the Yas Point peninsula of Yas Island in Abu Dhabi. The development is organized around seven low-rise buildings, each with a ground floor and eight to nine upper levels, arranged around a central park and landscaped walkways. The unit mix spans studios along with one-, two- and three-bedroom apartments, including layouts with an additional maid's room.
Yas Island is a short drive from Yas Mall, Abu Dhabi International Airport and Saadiyat Island, placing residents close to the emirate's retail, leisure and cultural attractions. The island is already home to Yas Marina Circuit, Ferrari World and several golf and waterfront leisure venues, and downtown Abu Dhabi is roughly twenty minutes away by car, with Dubai reachable within about fifty minutes.
Units are sold on a freehold basis, open to both UAE nationals and foreign buyers. Handover is planned for the third quarter of 2030, with sales scheduled to launch between July 28 and 30, 2026. Full unit specifications and floor plans are due to be released closer to the launch date.
