About the Project Talay Beach At Marsa Al Saadiyat
Talay Beach at Marsa Al Saadiyat is a gated villa community by Aldar Properties on Al Saadiyat Island, Abu Dhabi. The development comprises 184 standalone four- to six-bedroom villas with private backyards and Emirati-inspired facades. NYU Abu Dhabi sits one kilometer away. The freehold community is scheduled for handover in the fourth quarter of 2030.
Aldar Properties is building Talay Beach at Marsa Al Saadiyat, a gated villa community within the wider Marsa Al Saadiyat development on Saadiyat Island, Abu Dhabi. The project comprises 184 standalone villas with four, five, and six bedrooms, each set on its own plot with a private backyard. The architecture combines geometric massing with references to Emirati heritage, using a natural colour palette, large windows, and decorative facade screens, while interiors are available in light and dark colour schemes.
Saadiyat Island is home to the Louvre Abu Dhabi, NYU Abu Dhabi, and a run of public beaches, with six schools within reach of the community. NYU Abu Dhabi and the beach are both about one kilometre from the villas.
Inside Marsa Al Saadiyat, residents can use adult and children's swimming pools, a gym, padel courts, a multipurpose sports court, jogging and cycling tracks, children's play areas, picnic spots, and a pet park, alongside an Outdoor Majlis Pavilion, an Aflaj water feature, and a Harvest Garden, with 24-hour security and electric vehicle charging points across the community.
The broader masterplan is set to add a yacht club, a waterfront promenade, wellness clubs, hotels, and retail and dining venues.
Talay Beach at Marsa Al Saadiyat is sold on a freehold basis, with handover scheduled for the fourth quarter of 2030. The exact plot location and launch date within Marsa Al Saadiyat have not yet been announced by Aldar Properties.
