Marking Sobha Realty's arrival in Abu Dhabi, Sobha City is a masterfully envisioned AED 40 billion waterfront community spanning 38 million sq ft in Al Bahyah — positioned between the E11 and E12 highways with a direct bridge to Yas Island. The masterplan dedicates approximately 60% of its area to open and green spaces, anchored by a 150-metre canal connected directly to the sea, a 2.2 km waterfront promenade, a 130-berth marina and yacht club (accommodating boats up to 20 metres), three freshwater lagoons with beach access, and a curated mix of infinity pools and rooftop lap pools.
The centrepiece is a world-class 18-hole Par-3 executive golf course designed by Greg Norman spanning 2.
8 million sq ft, complemented by a dedicated golf club, three international schools, cluster clubhouses, a retail mall integrated with healthcare facilities, a Juma mosque, amphitheatres, botanical and sensory gardens, a 20+ km wellness and cycling loop, and 50,000 trees lining tree-shaded walkways.
Phase 1 launches three distinct sub-communities with handover in Q4 2029: River Cove Residences (two waterfront towers, 1 and 2-bedroom apartments with canal and marina views from AED 1.31M), The Terraces (3 and 4-bedroom Garden Villas with private majlis, semi-detached and stand-alone, from AED 4.96M), and The Orchard (4, 5, and 6-bedroom Estate Villas with private pools and passenger lifts, from AED 9.05M). Payment plan is 60/40 with a 20% down payment and EOI of AED 150,000.
